What arrives with a lead

Exactly what you're buying, listed in advance.

No mystery about what lands in your account. Every WarmKnock lead carries all of the following — not most of the time, every time.

The property and the person

  • A lead reference number
  • The property address
  • Property type — single family, condo, 2–4 unit, or other residential
  • The homeowner's name
  • The homeowner's phone number

Their four answers, in their words

  • Why they're selling
  • How soon they want to move
  • What shape the house is in
  • What they want for it

The dates

  • When we spoke with the homeowner — so you can judge how fresh it is yourself
  • When the lead was delivered to you — which starts your 10-day window to flag a problem

The four answers are written down the way the homeowner said them, not scored or graded. That's deliberate: you can confirm or disprove every one of them on your first call, which is not something a motivation score lets you do. Where we happen to hold more — an email address, a second number, whether the property is occupied — it comes with the lead, but it isn't promised, and a lead is never short of what's listed above.

The junk guarantee

If a lead is junk, you don't pay for it.

"Junk" is a written list of twelve reasons, not our opinion of your complaint. You have ten days. And we don't ask you to prove anything — no call logs, no screenshots, no recordings. Everybody else in this business wants documentation. We take your word for it.

The twelve reasons — claim any of them

  1. The phone number is dead or wrong, or it reaches someone who isn't the homeowner we described.
  2. The property was listed on the MLS with an agent when we sold you the lead.
  3. The property was already under contract or already sold when we sold you the lead.
  4. The person we spoke to doesn't hold title to the property.
  5. The "seller" is another wholesaler or an agent shopping a contract, not the owner.
  6. It's a mobile home without the land, and the lead didn't say so.
  7. It's vacant land with no structure on it.
  8. It isn't residential — commercial, industrial or agricultural.
  9. The address is wrong or doesn't exist.
  10. It's a duplicate — we already sold you this same property. No time limit on this one.
  11. It's spam or fake.
  12. The homeowner denies the substance of the lead — they tell you they never said they wanted to sell, or that they aren't selling at all.

What isn't junk — said out loud, not buried

We sell you a real conversation with a real owner. We can't sell you their decision.

The homeowner's own behaviour is never junk: not answering, changing their mind, wanting more money than you'll pay, going quiet, or selling to somebody else.

Neither is a disagreement about degree. If the lead says they want to move in 30 days and they tell you 90, that's a person whose situation moved, or one telling two people two slightly different things. Reason twelve covers a flat denial only — never a number that shifted, a condition described more or less harshly, or a price expectation that changed.

On reason twelve we go back to the homeowner and settle it ourselves, because we hold the original record and you shouldn't have to argue. It takes as long as it takes to reach them. If we can't reach them at all, the claim is paid — we don't get to win by failing to make contact.

Straight about the one limit: the first eleven reasons are unconditional and stay that way no matter how often you claim them. Reason twelve is the one judgement call on the list, so it's the only one we rate-limit — if your claim rate on it gets far out of line with everybody else's, we'll stop selling to you rather than argue about it. Everything else stays open.
